I developed this website service, ValidateProperty.com
to Check/Validate Any Property in the Area Multiple Listing Service (BrightMLS), to combat real estate scammers.
In particular, some scammers have “hijacked” listings by impersonating the agent and then ask potential renters or buyers for “key money” or other payments to gain access to the house that they offer at a terrific bargain price. The scammers have primarily targeted the rental market on various free websites, like Craigslist. They prey on people who pray for great deals.
ValidateProperty.com allows you to check the validity of a listing purported to be in the BrightMLS. You can search for active, pending, or closed sales and rentals and even withdrawn and expired listings and thereby determine the actual status of the property and the company representing the property. We cannot provide any information on “For Sale” or “For Rent” by Owners (FISBOs) for homes not listed in the BrightMLS. In those cases, you need to exercise due caution.
Disclaimer: This website service will help you check/validate any property that purports to be in the BrightMLS. We make every effort to provide accurate and timely information. Bear in mind that data from the BrightMLS are always subject to change as the inputs come from thousands of agents working independently. In cases where you are trying to determine Property History, note that the BrightMLS data does not go back more than ten years. The Bright MLS is a leading provider of real estate information technology, serving real estate professionals spanning the Mid-Atlantic region, including Maryland, Virginia, Washington, D.C., and parts of New Jersey, Pennsylvania, Delaware, and West Virginia.
